BUYERS & SELLERS

  • The 30-year fixed climbed to its highest level in over a year this week, averaging 6.76% as of Saturday per Bankrate, with Freddie Mac’s own weekly survey confirming rates haven’t traded this high since July 2025.
  • Grants Pass home values are holding almost flat year over year, averaging $405,435, up just 0.1%, per Zillow, a sign price growth has stalled even as the rate climb continues.
  • Nationally, Redfin now counts 38 major metros where buyers hold the negotiating edge, up from 29 a year ago, with sellers outnumbering buyers by roughly 51%. Southern Oregon sellers are feeling the same shift: concessions on repairs and closing costs, not price cuts, are becoming the standard ask.

INVESTORS & DEVELOPERS

  • Grants Pass secured $2 million in state lottery bond funding to extend sewer service into Spalding Industrial Park, about 1,700 feet of new piping and a wastewater pump station that clears a terrain problem that has kept parts of the park undevelopable for years.
  • Grants Pass issued 67 new business licenses in the past three months, a pace the Chamber of Commerce calls a real vote of confidence in the local economy: more leases signing, more storefronts filling, better odds downtown and Spalding-area properties pencil out.
  • A new development at Hillcrest Road and North Phoenix Road in East Medford will bring Harbor City Coffee and Ollie’s Pizza to a build with three food truck spaces, parking, and utility hookups already planned in.

TALK OF THE TOWN

  • The Book Burrow, a secondhand bookstore at 221 NW 5th Street, held its soft opening Saturday morning, another sign of downtown Grants Pass’s small-business turnover.
  • Jackson County is under a smoke advisory this week, with a free DIY air-cleaner workshop offered Saturday in Ashland. Smoke season is now a predictable annual stretch here, worth planning around rather than treating as a one-off bad week.
  • Applications for the City of Grants Pass Tourism Promotion Grant, $2,500 to $5,000 for local tourism-related projects, are due August 12.
