Rogue River is the small city that sits on Interstate 5 roughly halfway between Grants Pass and Medford, where the river it is named for bends past a genuinely walkable little downtown. It is best known for the Rooster Crow Festival, which tells you something about the place: this is a town that still throws itself a party every summer and means it.
What living in Rogue River is like
Unlike most of the small communities in this valley, Rogue River is an incorporated city, and that matters practically. Homes in town are on city water and sewer, streets are maintained by the city, and you can walk to the park, the library, and coffee. Drive five minutes out Evans Creek or Wards Creek and you are in full rural country, with small farms and timbered hillsides. The commute works in both directions: Grants Pass is about fifteen minutes, Medford about twenty-five. For households splitting jobs between the two, Rogue River is often the answer.
The property picture
In town you will find modest single-level homes, older character houses, and some newer construction, generally at prices below comparable Medford neighborhoods. Outside city limits the market shifts to acreage: horse property up the creek drainages, riverfront parcels, and homesteads in Evans Valley toward Wimer. The two markets behave differently and should be priced differently.
What buyers should check
In-town purchases here are among the simpler ones in Southern Oregon because city services remove the well and septic questions. Outside city limits, the full rural checklist returns: well performance, septic condition, access easements, and wildfire insurance quotes early in the process. River-adjacent properties add floodplain questions, and your lender will want those answered before you do.

The I-5 convenience makes your buyer pool bigger than the town itself: Grants Pass commuters, Medford commuters, and downsizers all shop here.
