Murphy sits a few miles south of Grants Pass on Highway 238, where the Applegate Valley opens up into pasture, vineyards, and river bottom. It is the close end of one of Southern Oregon’s prettiest drives: keep going down 238 and you pass wineries, farm stands, and hayfields all the way to Jacksonville. Murphy gives you that landscape with a ten-minute drive to town.

What living in Murphy is like

Murphy is unincorporated Josephine County, anchored by a small cluster of businesses and the schools that serve the surrounding valley. Life here is oriented around land: horses, gardens, small orchards, a few real working farms. The Applegate River runs through, and river access is part of daily life in summer. Families settle here for the elbow room and stay for the neighbors.

The property picture

Most of the Murphy market is homes on acreage, from one-acre parcels near the highway to serious farm ground along the river. Irrigated land trades at a premium, and it earns it: an acre with real water rights and an acre without are two different products. There are also pockets of conventional homes on smaller lots for buyers who want the valley without the tractor.

What buyers should check

Water is the headline question in the Applegate. If the listing mentions irrigation or water rights, verify what kind, how much, from what source, and when they were last used, because a water right can be forfeited after five years of non-use. Beyond water: well performance, septic condition, zoning if you have farm plans, and wildfire insurance quotes before you fall in love.
