BUYERS & SELLERS

Mortgage rates just hit a one-year high: the 30-year fixed is averaging 6.70-6.73%, up about a quarter point from last week. If you’ve been waiting for rates to make the decision for you, that wait keeps getting longer.
Grants Pass’s median sale price fell to $409,000 in June, down 9.1% from a year ago, while the median list price on active homes climbed to $515,000, up 9.8%. That gap between what sellers are asking and what’s actually closing is the real story: overpricing is getting punished harder than it was a year ago.
Homes are also sitting longer: median days on market is up to 20, a 25% jump from last year, even as new listings coming on the market fell 8.8%. Less new supply, more patience required either way you’re standing in the transaction.

The Grants Pass Urban Renewal Agency is moving ahead on its 8-acre North Grants Pass redevelopment, with a final Opportunity Plan for housing, jobs, and public space due this fall.
An Amazon warehouse proposal for Grants Pass has hit a critical juncture in Oregon’s land use process, a real test of how the city balances big logistics development against its existing land use rules.
In Medford, Kennedy Funding closed a $2.7 million land loan on a 34.6-acre site at North Phoenix and Coal Mine Roads, roughly 10 acres of it zoned for office, retail, and multifamily.
TALK OF THE TOWN

Riverside Park’s new Rogue Credit Union Half Shell held its ribbon-cutting and debut concert July 9, featuring the Rogue Gold Jazz Band. A genuinely new piece of public gathering space downtown.
Oregon Business magazine profiled Grants Pass as “quietly becoming Oregon’s most surprising adventure town.” That’s the kind of regional attention that tends to show up in relocation conversations a few months later.
