Grants Pass home values are averaging around $405,000. Jackson County median sale prices are running near $446,000, and Josephine County near $434,000. The two counties are pricing differently enough now that “Southern Oregon” is not one market, and buyers cross-shopping both should expect the comparison to be uneven.
Homes are averaging about 38 days on the market countywide, and rural listings are typically taking longer than that. Sellers pricing to last year’s comps are the ones sitting.
30-year fixed rates are running in the 6.3% to 7.0% range depending on the lender and your credit profile. Shop more than one lender this summer. The spread between quotes is wide enough to change your payment.

The Rogue Valley International Airport expansion is moving forward: a new two-story concourse, six mainline gates, and more TSA lanes, driven by record passenger growth. Airport-adjacent commercial land is worth a second look.
Medford’s proposed $500 million Creekside Quarter redevelopment near downtown is still at the study-session stage, but it includes a possible minor league stadium, a conference center, and hotels.
Medford City Council committed $749,999 toward Addysen Park, tied to open-space requirements for a 487-unit subdivision near Dakota and Stewart avenues. That is a signal of how much new subdivision development is already moving through the pipeline.
TALK OF THE TOWN
Grants Pass passed a civil exclusion ordinance on July 3, joining Ashland and Medford. The ordinance lets police bar people from a defined downtown zone for a month or longer after certain criminal charges, and all three Rogue Valley cities are now aligned on the policy.
The Beacon Hill Park public survey closes this Friday, July 12. The city wants input on the nine-acre, city-owned site before deciding what goes there.
The Rogue Credit Union Half Shell debuts at Riverside Park this Thursday, July 9, with a ribbon-cutting and concert starting at 5pm featuring the Rogue Gold Jazz Band.
