The two counties are pricing differently enough now that “Southern Oregon” is not one market, and buyers cross-shopping both should expect the comparison to be uneven.
Homes are averaging about 38 days on the market countywide, and rural listings are typically taking longer than that. Sellers pricing to last year’s comps are the ones sitting.

Grants Pass passed a civil exclusion ordinance on July 3, joining Ashland and Medford. The ordinance lets police bar people from a defined downtown zone for a month or longer after certain criminal charges, and all three Rogue Valley cities are now aligned on the policy.
The Beacon Hill Park public survey closes this Friday, July 12. The city wants input on the nine-acre, city-owned site before deciding what goes there.
