The honest answer: it is negotiable, every time, with every agent. Oregon has no set commission rate, and any agent who tells you “the standard is X” is describing their preference, and that is worth knowing before you sign anything.
How real estate commissions work now
The industry changed in August 2024 after the NAR settlement, and a lot of what you may remember from a past sale no longer applies. Listing agents and sellers negotiate the listing fee directly, as they always did. What changed is the buyer’s side: offers of buyer-agent compensation can no longer be advertised on the MLS, and buyers now sign a written representation agreement with their agent before touring homes, one that states in plain numbers what that agent charges.
In practice, many Oregon sellers still choose to offer something toward the buyer’s agent fee, because it widens the pool of buyers who can afford to close. But it is now a deliberate, negotiated decision rather than an automatic one, and it gets worked out in the offer itself.
What the numbers tend to look like
Total commissions in Oregon have historically landed somewhere in the range of five to six percent of the sale price, split between the two sides. Since the settlement, there is more variation than there used to be: some agents charge less, some charge flat fees, some unbundle their services. The range is real, and so is the difference in what you get for it, which is why the fee conversation and the “what exactly do you do for that fee” conversation belong together.
The questions worth asking any agent
Ask what their fee is, what specifically it covers, how they will market your home or search for one, and what happens to the fee if circumstances change. A good agent answers all four without flinching. If the answers feel vague, that tells you something too.
