- Rural and high-acreage properties – including the specific due diligence that acreage requires: water rights, well and septic systems, rural financing, land use designations
- Relocation buyers – particularly people moving from California who want an honest picture of what this market actually looks like, not a sales pitch
- Sellers who want to price correctly and close cleanly, without the months of carrying costs that come from wishful pricing
The Josephine County market has shifted significantly in the last 18 months. Inventory is up, homes are sitting longer, and more than half of closings are happening below list price. Senior Real Estate (SRES)
Later-life transitions done right
I hold the Senior Real Estate Specialist (SRES) designation from the National Association of Realtors. It is specifically for working with clients 55 and older who are navigating major real estate decisions – and I take it seriously.
This work is different. The financial picture is more complex: capital gains considerations, Oregon’s senior property tax programs, the interaction between home equity and what comes next. The emotional picture is different too: these are often homes people have lived in for decades, and that weight is real and deserves to be treated as real.

- Buyers moving into 55+ communities or senior-oriented housing
