This is the most common reason a house sits, and most agents won’t say it out loud.
It’s rarely anyone’s fault. You priced it based on what you paid, what you put into it, or what the market was doing a couple years back. All real reasons. Just not what buyers are paying today.
The market surged, and it was easy to think those numbers were a floor. They were not, they were a moment.
If we relist this together, it’s time to walk in with real numbers, not an opinion: the comps, the market trends, and what the county’s own records actually say, so the price has a paper trail instead of a guess.
