Sometimes the house is right, the price is right, and the photos are right, and it still sits. That happens when the market itself has gone quiet. Rates, buyer demand, timing, none of it has anything to do with your house.

Grants Pass values have actually dipped a bit this year, and most homes are selling for less than asking. Here’s the part most agents won’t say out loud: waiting for the market to turn around is not the safe bet it used to be. The conditions behind this slowdown are not likely to reverse on a convenient timeline.

The real question is simple: do you need to sell, or do you want to? If you need to, the price has to meet buyers where they are today, not where you hope they’ll be next year. Either way, I will tell you straight which one I think you’re looking at.
