
Here’s my read: your price probably wasn’t the issue. The problem was who got to see it.
A house like this needs a specific buyer, often someone from a bigger, pricier market who wants land, quiet, and a different pace of life. That buyer is not scrolling Grants Pass listings by accident. They have to be found and shown this exists.
Most listings just sit on the MLS and wait. That works for an ordinary house at an ordinary price. It does not work for yours.
If we relist this together, it’s time to stop waiting and go find that buyer directly.
