
Here’s my read: this one catches people later than it should.
Rural properties, especially anything wooded or on a hillside, can fall into wildfire risk zones that affect what insurance costs, or whether certain carriers will cover it at all. Some of that risk is also something you can reduce, through defensible space and how the property is maintained.
This is not a reason to avoid rural land. It is a reason to ask the question early instead of at closing.
Before you commit, it’s time for us to find out the property’s actual risk designation, and what insurance looks like for a place like it.
