It honors the work, it is the most persuasive document a rural listing can carry, and it passes to the next owner at closing with your letter on caring for the land.
  • An honest valuation: a complete market analysis of the property, with a clear account of which improvements the market rewards and which it does not.
  • Every option priced in full: selling outright, carrying the financing yourself, selling to a neighbor or family member, keeping the land and renting it, or timing the sale, each with its tax consequences, including farm and forest deferral recapture.
  • The next home: a place where life changes and what makes you yourself remains: a garden plot, a workshop, room for an animal, a community within reach of town.
  • Reaching the right buyers: marketing directed to buyers seeking a working homestead, in Southern Oregon and beyond, built on the Land Record.
  • Family and legal coordination: updates to sons and daughters on the schedule you set, and coordination with attorneys and fiduciaries for trust, power-of-attorney and estate sales.
  • The move itself: estate sale companies, help placing equipment and animals, haulers and cleaners, all through one point of contact.
